It’s all about the lifestyle here in South Brentwood. Most people choose to buy in this wonderful neighborhood because they like the close proximity to shops, restaurants, recreation, parks and the beach. Residents enjoy the walking environment, great weather and good air quality year round and the sense of security with a very low crime rate.

In South Brentwood there are 430 single-family homes, 1784 condominiums, and 317 apartment buildings. The average lot size for a single-family home is approximately 7000  square feet and the average home has about 2000 square feet of living space. The average condo has about 1600 square feet of living space.

In 2010 the average price for a single family home was $1,639,000 and $708,000 for a condominium.

During 2011 there were 17 sales of single family homes in South Brentwood. Seven homes sold with multiple offers! The average price for a single family home was $1,478,000; average days on market were 30; average price per square foot of living space was $675.

In  addition 158 condominiums were sold with an average price of $735,000; average days on market were 85; average price per square foot of living space was $431.

With the economy growing again and the pent up demand of buyers, an increase in the number of home sales this year seems likely and home prices should start to stabilize. It is a great time to be a buyer in South Brentwood as interest rates currently are at historic levels making affordability far better than it has been in years. It could take a few more years for the housing market to shift into normal, but hope remains that 2012 will be a better year for real estate.
